Welcome to Farm Friday! For those of you just joining us this week, Farm Friday is the day that I, Meaghan, deep-dive into a digital marketing topic specifically for real estate professionals.

This week, due to your interest in real estate text marketing topics, I’ve put together more than 50 examples of automated real estate text message scripts to use in your first text messaging campaign. This way, you can spend more time growing your real estate business and less time figuring out a business text messaging platform. 

The best thing about text messages is they are quick and easy to send. You don’t have to wait for someone to pick up their phone or even answer it. They will receive your message within seconds. That means if you want to reach potential clients, you need to respond quickly. The good news is there’s no reason not to be able to do so. Here are some tips on how to get started with fast response rates:

Text message tips

1) Make sure your texts are short and sweet. Try to keep them under 100 characters. 

2) Keep your messages relevant. 

3) Don’t overuse certain words like “free” or “call.” It may seem tempting to use these words because they’re familiar, but they won’t help you stand out from other agents.

4) Use an auto-responder feature. If you’re using a third-party texting software, make sure it has one built-in. Otherwise, you’ll have to pay extra for something called a “Text Broadcast Service,” which allows you to set a specific message to go out to all your clients.

5) Set a reminder in your calendar to follow up with your clients each week. If it’s a person you plan to stay in touch with, I would consider setting this reminder for every day. The more opportunities agents have to get in touch with potential clients, the better chance they have at closing a deal.

How not to go overboard with texts

Once you get started, it’s easy to overdo your text message marketing campaign. There are many horror stories of agents sending clients incessant texts or even forgetting all about their texting program and accidentally sending out texts that they meant to be private. Here are some ways to make sure your real estate text message platform doesn’t go overboard:

1) Remind yourself that texting is not the only way to get in touch with your clients. You should also be using phone calls and emails if they’re available. 

2) Spell out all abbreviations you use, so there’s no chance of an auto-correct mistake. It might be a good idea to avoid using abbreviations or acronyms altogether. It can be easy for texts to get lost in translation when you’re texting clients who are not native English speakers.

3) Ensure that your auto-responder also sets a time limit for each message. For instance, you can set up an auto-responder with three messages sent via text. 

The first message might say, “Thanks for the inquiry, give me a call to discuss further,” and it would go out after two hours. The second message would be set at six hours and say, “I look forward to meeting you this week.” This message is another attempt to get your client on the phone. The final note would say, “I’m off on vacation. I’ll be in touch when I get back,” and go out at eight days, so you don’t lose the client entirely.

Keep your clients in the loop with texts

One of the most critical aspects of text messaging with clients is transparency. Let them know each time you text them, or they’ll start to feel spied on. Here are a few ways you can be transparent with clients:

1) Let them know when you text them, so they don’t think it’s spam. 

2) After you’ve given your client a free consultation via phone, send them a follow-up text letting them know it’s okay to text you with questions.

3) Let clients know they can reply to your messages if they need anything. Provide a quick and easy way for them to do so and give clear instructions on what exactly they should send back (i.e., “Text ‘I’m free Thursday’ to set up an appointment” or “Text ‘Time and place’ to let me know where we should meet”). 

If you provide a way for clients to communicate with you quickly, they’ll be more likely to do so. This will help build trust and allow you the opportunity to answer their questions as soon as possible.

When you set up this type of campaign, your goal is to maintain a consistent flow of communication with the end-user in preparation for when they may be ready to buy or sell a home. These campaigns can be initiated by leads interested in buying or selling homes but are not yet prepared to meet with you. They are also great for leads that have submitted a form on your site but aren’t quite ready to talk with someone just yet.
