1. Find your listing agent

The home selling process begins with setting up listing appointments in order to find the perfect real estate agent for you. Finding the right agent can be crucial for how well your home looks and sells.

2. Price your home

Your agent will help you decide on a price that is competitive to the current market. Trust your agent on this step!

3. Understand your marketing plan

Your agent should come with a solid marketing plan. After you price your home, it’s a good idea to really understand how your agent will market your home.

Discuss options like:

  • Hiring a professional real estate photographer
  • Hosting listing on a single property website
  • Sharing on social media
  • Holding open houses and showings

4. Prepare your home

It’s time to declutter, add fresh paint, and make necessary repairs to help your home look presentable in listing photos and to keep the price high/competitive.

5. Market your home

After your agent schedules and receives the listing photos, they will list your home on the local MLS as well as third-party listing sites. This is a good time for you to share your listing on social media and with friends/family.

6. Show your home and receive and offer

Now your agent will begin showing your home to prospective buyers who then may put in an offer.

7. Accept and offer and negotiate on the final price

It’s time to review your offers and accept the one that suits your asking price and needs. After you select an offer, you can negotiate through the help of your agent.

8. Open escrow and order title report

Your agent will now get the closing steps going including the escrow and title report. You will work with the buyer (through your agents) to decide on a moving/closing date.

9. Review contingencies from home inspection and appraisal

The buyer will now schedule a home inspection. Buyers may try to negotiate price/closing costs for repairs. They will also get the home appraised to determine the market value.

10. Close and sell your home

Congratulations! Now it’s time to sign the closing documents. Your real estate agent will help walk you through this process and receive your check/wired funds.
