Suppose you work as a Denver real estate agent. You’ll want to ensure anyone looking for agents, brokerages, or services in your area sees your website. And that’s where SEO comes in.

Since SEO can seem daunting initially, we’ve put together a 2024 guide on everything you need to know about SEO, including top keywords to use and why SEO is important for real estate marketing. And if you’re interested, check out our podcast, Curb Appeal, that covers SEO real estate keywords!

What is SEO?

SEO stands for search engine optimization and helps search engines like Google, Yahoo, and Bing find your website easier.

Part of the appeal of Google or other search engines is that you can find what you want almost immediately. With SEO, you can show search engines you have content that people want. As a reward for using SEO effectively, search engines display your website before others.

Why is SEO important for real estate?

Utilizing SEO on your real estate website, social media, blog, or other online marketing material makes it easy for potential leads to find you, as you’ll likely be within the top few pages of a search engine.

Most people will select their needed service if it appears within the first couple of pages of a Google search.

Think about it, when was the last time you used a service from someone listed on page seven of Google? For that matter, have you ever gone to page seven of Google? Or when was the last time you considered trying something new with no online presence or reviews?

While real estate is still considered a more traditional industry, much of it has shifted to digital, meaning you need a mix of traditional and digital strategies to succeed. By having social proof (such as testimonials or reviews) online and a solid, put-together online presence, you’re more likely to see potential leads.

How to use real estate SEO keywords

Now that you understand what SEO is, you may be wondering how SEO keywords work. SEO keywords are the terms people search for and are called queries. Any time you type something into a search engine, it’s logged as an SEO keyword or query.

Ideally, you want to include SEO keywords on your website. The easiest way to do this is to create web pages or blogs relating to your target audience and keywords.

But, before we get into the top SEO keywords to include, there are two things you’ll need to consider when selecting your keywords: search volume and keyword difficulty

What is search volume?

Search volume is a key part of SEO as it tells you how many people are actively searching for the keyword. The higher the search volume, the more people search for that term. Typically, very broad keywords—like “real estate agent near me”—will have higher search volumes than something more niche, like “real estate in Colorado Springs.”

Search volume is continually updated, so you’ll see fluctuations in what people search and as trends change.

Even so, it’s typically recommended to target keywords with search volumes between 100 and 1,000 and medium volumes of 10,000 to 100,000. However, depending on the industry and how competitive it is, you may find keywords have a higher or lower search volume.

In most cases, focusing all your efforts on keywords with high search volumes above 100,000 will only help your page rank if you already have a foothold in the SEO world for your industry and see thousands of visitors monthly.

What is keyword difficulty?

Keyword difficulty is the other key part of SEO, as it tells you how hard it is to rank for a particular keyword. With sites like SEMRush and Ahrefs, keyword difficulty is expressed by a rating of 0 to 100. 100 is the most difficult keyword to rank for, whereas 0 is the easiest.

In most cases, the keywords with the highest search volumes also have the highest keyword difficulties

Therefore, targeting a keyword such as “real estate agent near me” may be more difficult to rank for than something more niche, like your local market. Attention to keyword difficulty is vital as you don’t want to waste time targeting keywords you’ll have little chance of ranking for.

When you create web pages or blogs with SEO, you want to target keywords with a mix of search volume and keyword difficulty. If you’re successful, you should find it easier to rank for content as you create it

Top real estate SEO keywords in 2024

Below you’ll find a list of popular real estate SEO keywords for 2024. After the keyword, you’ll see two numbers—the first is search volume, and the second is keyword difficulty. While these numbers will fluctuate depending on search trends, consider targeting keywords with a mix of search volume and keyword difficulty.

If you’re just starting out, targeting easier keywords with a lower difficulty will help you establish a presence on the web. From there, you can begin targeting a wider range of volumes and difficulties.

These keywords will cover various topics, with many leaning toward providing information or teaching your reader rather than being sales orientated. By covering a variety of topics related to real estate, your content can reach a wider audience and help you gain more leads.
