Which Social Media Channels Help You Engage With Your Farm?

By Staff Writer Last Updated March 15, 2022 4 min read

There are several benefits of using social media marketing for real estate agents, like gaining exposure and attracting new clients.

Social media changed the landscape for many industries during the pandemic. People used to view listings in person before renting or buying. Now, they can tour listings on social media through real estate images and 360-degree panoramas.

Social media continues to play an essential role in real estate marketing post-pandemic. Here’s a guide on how real estate agents can benefit and grow within their farm area by marketing on social media.

Thriving, Young and Fun: TikTok

TikTok currently has 100 million monthly active users in the US. Several users are in the demographic of typical home buyers.

Teens account for just a quarter of the total users, while those between 20 and 29 make up 22.4% of ”TikTokers”. Unlike Instagram, TikTok videos are entirely shareable (TikTok doesn’t require an account to view content).

Currently, real estate agents are gaining significant followers on TikTok. It’s not hard to understand why TikTok is a popular option: it is convenient (provides in-app music features, easy edit), and it can potentially produce mass exposure (making it easier to sell properties).

The OG: Facebook

76% of real estate professionals use Facebook as a tool to market to homebuyers and home sellers.

Facebook’s platform enables real estate agents to target individuals searching for houses as in the US. Facebook users 25 to 34 account for the most users (25%), followed by those between 35-55 (18.3%).

Facebook offers several post formats to feature content and attract your target audience and those in your farm area. You can post single real estate images, videos, albums, links, and more.

Facebook also has a feature called Facebook Groups. You can join community groups on Facebook in your farm area and network and socialize with potential local clients.

Additionally, consider hosting a Facebook giveaway to boost your engagement and reach.

For the Business-Minded: LinkedIn

Many agents neglect LinkedIn, opting for Instagram or Facebook instead. LinkedIn can be a powerful platform for agents, though. Most people use LinkedIn when they’re in business mode, and some even use it to help find a real estate agent to buy or sell a property. Additionally, LinkedIn is an excellent channel to meet other individuals and businesses in the real estate industry.

LinkedIn’s demographic is older in comparison to the other social media networks. For instance, the predominance is of 46 to 55-year-olds using the site (37%), followed by 36 to 45-year-olds (34%).

All About Aesthetics: Instagram

Instagram is a suitable platform for real estate social media marketing. Think about it: this app reaches 140 million US users.

Instagram

The best thing Instagram offers is a wide range of captivating post formats (single images, slideshows, ad carousels, guides, and videos including reels, IGTV, and stories), making it a diverse way to creatively highlight properties.

If you’re looking to target millennials and older Gen Zs, you’re in the right app: 67% of 18 to 29 years olds use Instagram. Here are 30 Instagram post ideas to get you started.

Keep it Casual: Snapchat

If you’re seeking to target a younger audience, look no further: Snapchat reaches 75% of the Gen Z and Millennial population in America. It’s not surprising that Snapchat is popular with these audiences, as it is the number one app for short and straightforward content.

Similar to Instagram, content is predominantly visual. However, videos or photos don’t have to be ”aesthetically” flawless (as it is on Instagram). So, no need for a high-quality camera or perfect angled pictures to create good content. Viewers prefer unscripted, real-time content like behind-the-scenes videos.

Here’s a top tip: use geo-filters to make your content searchable. It will let you go hyper-local, as it targets specific locations, although limited to the area where you’re based. Yet, for a small fee, you can create your geo-filters and go hyper-local quickly.

Members Only: Clubhouse

Realtors can use Clubhouse, an audio-only chat app, to establish connections and interact with potential clients. This new and exclusive platform debuted in 2020.

Here’s the scoop: 56% of Clubhouse users are older Gen Zs and Millennials (18-34), as they consist of 42% of the ”elite” app user base, followed by Generation X (35 to 54-year-olds). Also, 66% of its audience are male.

Clubhouse can be fantastic for social media marketing for realtors, as it’s the ”rich and famous” app. These users have money to buy land, properties, or whatever they wish. Here’s the tricky part: it’s invite-only. Start networking now!
